However, the more complicated something is, the more likely it will go wrong.

Putting a property under contract without the liquidity for EMD - what could possibly go wrong?

Clearing, ordering surveys, soil tests.

If so, that is just wrong especially as they are basically taking money from the rent you are owed.

Do you feel safe living in another country and what about the laws there (e.g. being wrongly arrested and imprisoned vs. in the USA there's at least due process and our Constitutional rights)? 

There’s nothing wrong with stability.  

I'm assuming you purchased without getting a title insurance policy yourself, if I'm wrong, I suggest you submit a claim to the insurer.
