That can be done by being more conservative with rent prices, offering amenities other properties don't like washers & dryers, or even how you handle turnovers to shorten the time between tenants.

If you are going to clear out all the tenants I'd do a big rehab to fix the bathrooms & kitchens, and probably add washer/dryers if those aren't in unit.

Apologized for the mess left in the unit said he couldn't take the washer/dryer that day because he couldn't find anyone to help him. 12/2 I asked for forwarding address, but she never answered so i mailed certified letter about abandoned property left behind to my rental address since it was her last known address.

My painter just went over and found the whole house saturated and pouring water from a couple places in the baseboard pipes and basically the whole house was underwater for days and we lost alot of supplies and our brand new cabinets are destroyed, along with prob the hot water tank, new boiler, washer and dryer and whatever else I havent found yet. .

@Bjorn AhlbladThe roof is in good shape and each unit has a separate water and electricity meter.Each unit is 2/1 and there is hook up for washer drier but the actual washer drier is not provided.
