Stay away from any hard money or "portfolio" lenders quoting you anything above 1.5%, that's just crazy talk.I am working on a $4MM cash-out refi on an owner-occupied warehouse in Colorado Springs and the fee will be 1%.I would expect a prepay for 5 years, maybe less.

Prepay depends on term. 8.25-11.25%Term Loans, up to 80% LTV for residential, 5+ units, office warehouse. 30 year term, 6.5% to 9.49%.

I could see where on a $100k or so property $2-3k to replace for flooring might be hard to justify, so if you are bound and determined to keep the carpet try buying 2 big bags of baking soda (warehouse stores --maybe $7 for a 10lb bag), and sprinkle generously over ALL the carpet.

I know in 1998 I went to an auction of building supplies and there was a ton of lead paint from a warehouse being auctioned off, and bought by a small home builder, I'm sure he didn't buy all that paint just to stack in his garage to look at.I also liked the lower prices I was able to get because of the paint issue, it added to the profit margin and as I said when I sold, it was now a safe house, we did it right.
