So if you cannot continue providing good service then you are going to have an unhappy and maybe unwilling to pay rent tenant.In the meantime network and build your team.

Renters are unwilling to pay $1,700 to rent your house. if it’s a 3bdrm then rent out each room for $700.

Once a tenant is OFF the program, either due to violations of your and/or the HAP agreement, or because you are unable or unwilling to make repairs that you are required to (regardless if tenant damage or not), the payments just stop coming.

If the seller is unwilling, unless I am already stealing the place, they can sell it to the next sap. 

There is money to be made there but it’s tough if you are unwilling to self manage.

So I'm not sure if it's the mentorship programs that are the problem or the people who are unwilling to work for something! 

I'm not unwillingly to bend the rules but I don't want to get into a situation where I'm stuck with a tenant I never agreed to in the first place.

The lease I use has an area to list appliances you are unwilling to repair or replace.

If not, are they unwilling to pull a permit?
