We are literally stopping with Hung drywall ... no taping, no mud... just the boards.

Oh and remember this: if you get a property manager to work with a property in a very undesirable neighborhood - and that is an IF - you're going to have to manage them.

That doesn't look like popcorn, it looks more like a textured finishing that's made with drywall finishing compound ("mud") and a brush.

They just mean that the property and/or area is undesirable, thus the greater market places less value on the income stream than in better markets.

Right off, either those rents are not realistic, or the place is about to collapse, or it's in a very undesirable neighborhood.
