Then call your tenant and tell them they must have the utilities swap over by a day that a few prior to the service terminate date (to allow some leeway.)

You will not be retiring, you will be swapping a good W2 job for another.  

And outside your exchange you have a note that you paid full price for (the swap of cash for note) so there is no gain associated with the note and as payments come in they are tax free except for the interest portion. 

Notify them that they are to abide by the terms of the lease and swapping out dogs is not a term everyone agreed to.
