Must be able to handle all typical investor transactions (assignments, wraps, lease/options, etc.).

I am talking in general, especially for investors successful enough to park a few hundred k not leveraged at those returns.  

Since you just purchased the property, in an arms-length transaction, you have a very good argument that the purchase price is the market value.

When I became power of attorney for my Dad here in the US, the whole transaction costs me $50 and I used a notary.
