The principal behind Multi-Family investing is growing stronger and stronger every year.

I used to post a lot on the Aussie version of BP its call the property investing Forum and the out of country part of the Forum back when the AUD was stronger than the dollar had many many folks participating now your lucky to find one post a week.. and US marketers together with promotors from OZ just hammered the OZ investor with BLUE sky and no real mention to the dangers of low end assets in the urban cores..

If you loss with grace and you accept it, then you accept that the competition outworked you, worked smarter than you, was hungrier than you, had more passion than you, has stronger purpose than you.  

The market in the area should also be stronger today. 

But I believe that if I went to A&M I could build a better network and attend a stronger school.

I'm not a fan of BOOM/BUST state investing because I am looking to invest for CASH FLOW, not appreciation and speculation, which is why I'm looking to invest OOS in areas that have signs of emerging markets through growth, jobs, stronger economy, etc.

If a deal only has strong cash flow figures because of an aggressive financing strategy, you need to pass on that deal and find one with stronger numbers (which I know is tough in UK but can be done).

As you draw-up your loan proposal, remember that lenders have many loan requests from which to choose, and some will be obviously stronger than others.

Good luck, you can benefit from stronger price appreciation if you sell individually to OO as well.
