The students have been allowed to live all over the west side of the city, and student rents stayed pretty steady (though they have increased every year that I've been doing leasing). 

There is what they call a stay on the property in residential cases for at least 30 days.

Constantly manage bookkeeping and cash flow to make sure you stay on budget and/or make adjustments when (not if) things come up to stay on track.  

After I raised this issue with RTR, they knew they fu*ked and they paid me some money as compensation and asked me to stay quiet and not post anything negative (which I am clearly not doing).

I obviously have no interest in boyfriend staying as they are constantly a week late on rent and I suspect to not receive another dime moving forward.

Budget wise I would like to stay below $220,000 for the house. 

I use Monarch for personal purposes, they use 3 aggregators, and I've had no problems staying connected to all my accounts. 

Whereas the majority of the existing clients have stayed with you, but the whale client is with the ex-partner leads me to believe that if this heads to any type of judicial setting that no damages would be awarded.

It's worth remembering that insurance companies, construction companies and nursing staffing agencies do not find places for their folks to stay.

I'm sure this was not comfortable or fun to spend this money for the fixes but the fact that you were able to find a way to do so and stay in the game is really a feat so kudos there!
