I'm concerned that jumping into a $21 million property from where you stand would be soul crushing at best.    

2004 Nissan Titan crew cab 4WD for rental business purposes - 145k miles. 2013 Kia Soul for commuting to W2, 100k miles.

It pays well relatively speaking but it is eating away my soul on a daily basis so now I have 7 doors all in the Raleigh NC area, all cash purchases in the last couple of years. 

But if you are going to be paying out of pocket for your education, i would avoid this route if you intend on doing real estate eventually.If I was in your shoes, yes i would drop out and go balls to the wall with a career in real estate.....HOWEVER i would caution you to make sure this isn't something that's new and exciting for you that will eventually fade. i had to do the same type of soul searching for myself a year ago, and here i am a year later with the same hunger for REI.  

Not saying I'm selling for sure, but I will definitely do some soul searching.

Expensive stuff like my trucks I buy used, cars for my wife are usually new and inexpensive (Kia Soul, $16k out the door 6 years ago).
