I have not heard of these folks but you may very well be correct maybe there is only a handful at a time. 

But on the other hand real estate trends change so slowly, especially migration trends.

It will likely come down to cash on hand.

This worked for me, I had the same situation with a HELOC but did a failed refinance a few months back and had a solid appraisal in hand.

I know as with almost everything in life much of the learning will come from hands on experience but I want to build a the best foundation possible beforehand.

On the other hand, landlords can pay more, as their strategy focuses on short-term cash flow and long-term value appreciation.

However, an option holder won’t be able to stop a private sale from occurring (unless they find out about it before hand and obtain an injunction); the option holder would most likely need to initiate legal action after the fact. 

It has stayed occupied with tenants since i purchased, i love how it is completely hands off as well and i don't have to do any management and still get great returns. 

The biggest thing though is wherever you invest you hand select a great team to help you get started from a great realtor, contractor, property manager, and attorney

Aloha,Given that this is the first month using the Avail system, unless you specifically provided the tenant in advance with information on the lag time from first hand experience, I would let it go and simply inform them of how the timing did not work out, and have them adjust their "pay" date accordingly, reminding them of the "late" date and penalty for future payments.
