I am betting you didn't put this (or the other ones) home on the market to then become the bank for someone who only has a couple thousand down and no credit instead of selling to a verified buyer, right?

If the HOA seems like they’re making things tougher on STRs, selling might not be a bad move either—just crunch the numbers first.

@Sham Haile you should look up the Tenants Union & RHAWA websites to review the notices and requirements for how notices need to be provided to tenants when a seller intends to sell a property. 

I am at this writing currently selling a 35 acre tract to a big developer who is converting the local golf course here in Oregon that was zoned Open space.. they have been successful in getting the rezone..

The rooms are unfurnished and the tenants are very low-maintenance (hardly know they are there). 2+Unit Buildings here and nearby currently sell for $1.5M on average.I bought the property 16 years ago, so my mortgage rate is very low (2.2%) Even though the property is cashflow positive, my bigger play is the average 5% yearly appreciation.I'm looking for others who are interested in house-hacking in this neighborhood. 

We have record employment, all of our retail is booming, housing is still selling.

If you can get it at less than 50% of its ARV, you’re probably in a decent place to sell it to an investor, but it’s hard to say without more insights. 

So the goal is to sell the property but remain as a tenant. 

Perhaps possibility but the complexities of showing and selling/renting all at the same time can make your head spin.
