I (sort of) understand your insistence on deflecting conversations of alternative investments in the other forums since 95% of the debate is about taking a second position HELOC to move the debt to a different vehicle and accelerating the pay down.  

While the wealth of knowledge and experience on BiggerPockets is wide and deep, I would not trust a decision like this to the internet, I would ask you CPA and if you do not have one find one who specializes in this sort of thing.
