Either by text, email, or phone depending on how responsive the particular tenant is to each mode of communication.We had a situation laat year at our SFH rental when we had an estimate from a roofer about work to be completed on both the rental and our primary home.

Usually you have to serve notice to them to allow them to correct the problem and then if they don’t then file for eviction.You may also want to make sure your front door is set to automatically lock when closed so if the tenant is just careless the door would at least lock on its own for your own safety.

They are in buy mode like everyone else.

Still haven't done any deals, just in learning mode for the time being.

Here we are two months later and I have started a conversation with them regarding the water bill, liability and property safety due to the pool.  

They have to apply, have a site visit, pass inspection (safety stuff usually) and then get certified for section 8.

Buy with enough margin of safety and you'll be fine in any market... 

No job means no safety net so when the flip hits the skids you will not recover.

Certainly do your research and calculations, but if you get stuck in that analysis paralysis mode, it's hard to get out.

I made a decent profit per flip, but with this model I was maxed out at 4-5 flips per year with no option for growth.
