Yes, I remember when this law was passed.

Remember, I was doing all of this with a fever. 

I remember when I could learn something on this and other websites without all the BS.

I lived in Mexico shortly after they chopped three zeros off the currency, and remember how that impacted the economy.  

I remember Tim Churchwell had a mixed use listing  at one time. 

I even remember for a while that some of the big commercial tax companies didn't support local returns.Plus until last year (might've started for TY 2022, I forget) everything was paper file only.

If yes and yes money back or discount or sue and confirm they face penalties for failure to disclose and that they “remember” to disclose to next buyer. 

JUST REMEMBER THE IMPORTANT THING IS YOU ARE GOING TO BUY, FIX AND SELL (EVEN IF YOU PLAN ON ASSIGNING) YOUR EXIT STRATEGY IS REALLY NONE OF THE AGENTS BUSINESS. 

Remember, these agents will likely have to deal with us again at some point and they are reluctant to put forth riduculous offers that will make them look like fools.
