I'll happily accept a 100% seller carry back on raw land that's passed a Phase I, or a commercial property with a strong tenant or long lease.But if a seller is willing, without negotiation, to offer what I consider to be an extraordinary level of self-financing on a residential property, I'd think it's because they're desperate to sell, and want out before "it" (whatever "it" is) happens.

This is the first forum for real estate I have joined and look forward to posting more.I am looking for a way to combine all my loans possibly into a commercial loan etc.I would love to hear any suugesstions that you may have.6 mortgages ($310k combined) 2 home equitys($55k combined)2 Duplex's3 Single Family Homes (soon to be 4)14 raw acre land tract1 Billboard on I-24I owe roughly $365k and the appraised value as of 2010 was $540k.My rates are 3.9% and 5.9% on the helocs and anywhere from 5.625%-7.875% on mortgages all on 30 yrs.My credit scores range from 680-705Should I try to lump all these into one loan?

Yes I meant what Steven said.Given certain lenders there is a difference between a triple net at the end of it's lease,the beginning of it's term,and then raw land where a national tenant wants to go in and have a new product built.There are lenders who loan on such projects for national tenants.They like to go in and structure the lease upfront.So everything depends on the core area and age of building and is the tenant first,second,third generation.

The newer the home, the less likely you'll hit lbp.As an added detail:you must scrape down to the raw wood in order to get an accurate test.

Then you are left with tearing it down and demo cost and the worth of the empty lot only at that point.Unless you have commercial or valuable land afterwords it would be better to buy a developed lot in a subdivisions already then raw land on a small lot unless you can sell to the neighbors for a bigger yard.
