This same calculation is the inverse of the "1% rule" or any other random rule you might hear about.  1% rule says a house is worth 100 times monthly rent.  

When renting, both parties agree that living in this property is worth X amount of dollars, and the moment they either stop paying me; or if I randomly raise the rent on them, it is unhealthy for either party.

This way you don't just take randome advise from a stranger needing to have faith that said advice is actually sound.So lets continue this.

The original installer appears to be the one who ruined the furnace, and I would doubt anyone who installed a coil that way would be licensed, its probably some random handyman who wouldn't have many assets to sue for anyway.
