Someone called me today (probably his wife) and said Preston has been trying so hard to clean up his image and was upset by this post.

.: In a prior post from about 2 months ago, Kerry Malarkey and Nathan Gesner mentioned a small landlord is exempt from FHA requirements requiring the acceptance of emotional support & assistance animals if one of the following is true:"Owner-occupied buildings Properties with four units or fewer that are owned and lived in by the ownerSingle-family homes Homes that are sold or rented without a broker by the owner, as long as the owner doesn't own more than three at once" (Quote from Nathan's reply))https://www.biggerpockets.com/forums/52/topics/1219359-pitbu...Given this, if a landlord does qualify for the exemption, what exactly does this mean?

I thought the posting said 3 unit but my realtor gave me the paper work on it.

Send the notice by Certified Mail AND a separate mailing with 'proof of delivery required' (a cheap date with the post office).Hope this helps.  

If you allow non-accredited investors you cannot advertise, or post looking for investors.

Lots of folks come up from Ventura County, including many who responded to your post. 

@Zach Denny  Similar to what Minna posted above, I have done with a local portfolio lender bank where they set their own lending rules.
