Thanks for the explanation @Curt Davis but If I'm not mistaken the property mgt. company role does not end on assigning a resident and collecting rent.What about ongoing fixes around the house (broken appliances, electricity issues, etc.) ?

That's going to play a big role when you refinance in a year like you mentioned. 

I sold a house to a vet that had 100% disability rating and he told me he pays no property taxes....and it appears this way on the tax role too.   

However, it's still the closest thing to "Vegas" on the east and seems to be pivoting towards an event/vacation driven economy. iE hosting concerts, conventions, sports tournaments, amateur fights, ect.What are we missing here?

Level of finishes plays a role as well. 

While I say we’ve gotten lucky, hard work has played a role, while we have a friendly banker it took work to make him love us, and it took a few project done right to get on the radar for boomers to call us up to off load their properties.

I know that compound interest would play a role in the 401(k) gains, but I would also see it in the real estate market (more properties/more income/more doors/etc.).

My role beyond the financial investment is property management.
