(OBX) On paper, OBX outperforms all areas I am looking into and it is an area I am most interested in.

Sounds like your numbers are extremely strong and I bet vacation markets will significantly outperform pre-COVID projections when its all over.

The website format we currently use is still that way because we haven't found a format in our testing that has out performed the current site design. 

Usually will out perform client's current cash flow and be passive.

There are cities you can throw a dart at a map and hit a cash flowing property, and other cities where positive cash flow of any kind can be challenging during year 1.Personally I prioritize buying homes in areas that are reasonably expected to outperform the overall market in terms of price appreciation. 

As others have said, run you numbers conservatively, and be pleasantly surprised when you outperform.

I started thinking flipping was the way to go, but eventually realized rental property in the long run outperformed flipping.
