I believe the tenate as explanations seems indicates the moving reason is just piped up and the decision was made just within a couple of days. 

She has received numerous offers over listing price, but every offer requires it to be delivered vacant.

I figured at some point, my cash an hand and equity will have been used up for numerous 20% downpayments.

Numerous times throughout the past few years, I've strongly considered taking the 90-hour course/exam to earn my license here in Indiana, but have heard mixed opinions from local agents on whether or not it would be feasible, beneficial, profitable, etc.I currently have a W2 job as Controller of a midsize beer wholesaler that I do not plan to leave any time soon.

Most seasoned investors with numerous properties under their belt are sitting on the side lines accumulating cash for when the adjustment hits.
