I only sent out reminders because I had a lot of law students who would have the rent check sitting on their dresser, but they were so exhausted that they'd just forget to put it in the drop slot (the owner I worked for was old school and wasn't interested in online options).It seems like the only reason you need to contact your tenants is to tell them how much they owe in utilities.

Sinks that hang on the wall and don't really need the base usually have offset brackets that the sink hangs on, that are bolted to the wall, and a couple of slots to bolt the sink directly into the wall.

Some folks like using a hard money lender instead of using your own money/leveraged debt, but I myself haven't tried that yet.What you do ultimately depends on the nexus of your skill sets, time available and the opportunities your chosen market presents.
