In the case of a multi-unit, the units you rent will be considered investment property *I am not a CPA, so trust but verify :)

But to put that in comparison, my portfolio of single / multi-family rentals is doing 23% cash on cash return - and I have COMPLETE control of it.  

I looked into trying to house hack in LA, with roommates or multi family but it just doesn’t seem worth it with the numbers. 

Starting with single-family and small multi-family properties is a smart choice, especially out of state.

I also purchased a multi-parcel farm property in TN where the trust who owned the property was out of money and needed cash to continue.

It’s incredible to see how these investments are paying off, and I’m on track to hit the six-figure mark in revenue by the end of the year (With just the two airbnbs I was already on track to hit that figure, the third Airbnb will definitely help haha!).

We use this along with NY fed report on delinquencies and track bankruptcies as well.
