I have an interesting situation with a now former tenant that has come up.  

If he bought this property ages ago for $33k and it is only worth $50k now, I just don't think that the juice is going to be worth the squeeze.

I would suggest finishing school, working as a part time agent while you are at school, saving commissions for investing, and working with a team that focuses on investing as opposed to residential sales.There are also local meet ups every month. 

The vacation rental buyers I see here in Colorado that are having the most success have something a little unique.

Cosmo - I personally don't know Phoenix well, but if I had to do this in another city I would look at income levels, crime levels, and population growth (if you can) by zip code and/or area within a DMA as a starting point.

I have done a multitude of flips throughout my life here in San Diego.

While you are at it, put the next person on MTM to create some equity in the contract when you have problem in the future.
