Btw when we were looking at properties in Ephraim, nearly ALL the owners lived in Salt Lake, Provo, Stg, Vegas--- rarely did we find an investor who owned and lived in Ephraim.

It’s in a great school district (main reason we’re moving) and is about a mile from a lake with a state park.

We put it on FB and Craigslist with an aggressive weekly price compared to the competition but wanted to know if there was anywhere else someone could post it to get traffic.It has great space, on the biggest lake in West Michigan, dock, good parking, nice yard etc.

They made it clear that they had spoken with Pine Tree Legal (big tenant advocate) who allegedly had advised them to only pay me the old rent amount and not sign the new lease.In summary:- The tenant did not sign the new lease for July nor give me any indication that they would be leaving.- They stiffed me $200 (the difference between the old and new rent).- They claim that their verbal termination doesn't count and that they can stay until the end of September because I haven't received a written notice to terminate.How should I handle this?

It is on a lake and the couple was going through a divorce.

I owe a two building triplex in Lake Worth, FL.

I would suspect Salt Lake City has no shortage of qualified civil structural engineers if you Google it.

We haven't researched it much yet but I've thought about a short term rental (like air bnb) on either Lake Holcombe or Lake Wissota and those are right in your area.

I am familiar with Salt Lake City.
