This area is pretty hot right now in my opinion given it is transitioning, but all of it is rent-controlled for older buildings.

Some sites have data on specific locations because they are STR hot spots.

I have to admit that buying property with cash is more fun, less time and documentation intense, and saves on fees.   

I invest in central Wisconsin and the only reason I don't do more is I can't find deals (even here, the market is hot)
