The thing I didn't like about RentRedi after doing lots of research and preparing a spreadsheet with features and costs, is that RentRedi doesn't disclose up front that the accounting portion is linked to another company and is extra and, frankly, comparable to the pricing of the "big boys."

I already have land holdings near Everett that will certify out at 304 salable density bonus credits.To play this game, I get certified and then "clip off" the transferable development rights for sale to urban developers in the county, who can cash them in for an increase in dwelling unit density from an original 22 units/acre to 58 units, and building heights from 45' to 75'.

Buyers don’t care if you shelled out more on the rehab, if you’re priced too high, you’ll end up sitting on the market way longer than you want, driving up holding costs.Lastly if your buying on market, REO or Corporate sellers are dominating and not as willing to negotiate as owners would.
