Every time there is a new violation or situation not covered in the lease add it to your nonstandard lease provisions and have all your new tenants sign/initial next to every one of them.If you want the cleanup properly done, I would have gotten a quote from a third party and sent the quote along with the notice to remedy nuisance or threat of harm.

I'm just thankful it wasn't black mold and that it was confined to the basement.At the end of the day I'm actually very happy with the situation - it was a great learning experience, no one was harmed, my house is still standing and bringing in checks, I learned how to remove mold, and now I get to share my mistakes with BiggerPockets and hopefully prevent someone else from making the same mistakes!

Regarding the actual project, I would prefer it to be a visible setup instead of 'invisible' setup to harm the strangers.
