I could also wall off half of it to decrease that commercial footprint.  

Let me clear a couple of things up just because this post is half to get ideas of what to do next which I got a couple great ones, thank you! 

I know in my area of FL 2 miles away from Clearwater Beach a 3/2 non pool home will do $50k-ish and a 3/2 with a pool will do $80k+ and even more if heated. 

Each is about 1/2 a social group, and the other half, learning and sharing from others in the industry.  

If you just look at a place with no jobs and everyone has to drive 10-20 miles to work, these can be problematic if fuel prices rise or there is a recession. 

I renovated the entire home while living in it for a year and a half, moved out, and made it my first rental.

I wanted 15k down and 30yr @ 10%, but he insisted on 5k down and 15yr @ 0%. 5k is nearly half my cost basis which includes the adjacent property so I pushed the term to 20yr.

Meaning, can anyone show you where it says driving 30 miles per hour in a 35 MPH zone is legal?
