I do believe it will be a good comp because it is the same exact neighborhood (like there is only 2 entrances to our neighborhood and they are 1/4 mile apart).I'm tempted to split hairs and try to get a new appraiser altogether, but it's unlikely that our house will appraise for high enough that we will be able to avoid the PMI (our real goal in this whole thing).

Now if I was 35 starting out rather than 50 when I started I might be more aggressive but as a grey hair I will tell you real estate will get you wealthy over time but chasing the get rich quick usually results in a crash and burn.

@Keanalyn WolfordI agree with @Joseph FirminMost forms of real estate: find the deal, get it under contract, develop the team, hire contractors, manage the property manager until you decide to sell, pray to God the appraiser is in a good mood to value the building correctly, and after a few more grey hairs - finally sell the building.Apartment Investing as a limited partner/passive investor can come with all of the benefits of owning real estate (cash flow, forced appreciation, and a tax sheltering asset) without the hassle of doing everything.

Not to split hairs, but PMI is private mortgage insurance & is associated with conventional loans.
