This question is literally asked weekly.Start with no state income tax, cheap insurance, low property taxes, tile roofs, stucco siding, and low maintenance yards, landlord friendly and no snow/hurricanes/hail/major earthquakes, that should narrow it down for you. 

You had the right plan and your soft heart took over, and now your throwing  a Hail Mary hoping the sheriff will still be able to serve the papers in time.Your explaining the situation to the tenant again is pointless, He went to court he knows what to expect, but he thinks he still has you wrapped around his pinky,,, No more explanations that's what the sheriff is for.. you get the sheriff to serve, you get a new lock, you meet sheriff and watch them leave and then change the lock.. have a drill ready in case they changed the locks so you can get the door open.

We are holding off on the appraisal for now to see if the current owners insurance company will pay for a roof due to recent hail damage.

Oh, that's not including any repairs or upgrades to the place..oh, and don't forget possible assessments by the HOA for some "special project" or "upgrade" for all tenants or the new favorite one....charging everyone in the HOA for hail damage.

I get emails from wholesalers all the time, re pumping a property with a new lower price... seems like they are sending out the first one with a hail mary fat profit to them price, and then dropping it every week...
