The entire project took around 3 months with EVERY square in minus the electrical( some added) being gutted and renewed.

Switching the utilities into their name without safeguards in place—knowing the tenant might act out—seems like a misstep on their part.While it’s true you’ll ultimately have to cover the cost, it doesn’t feel entirely fair for you to shoulder the consequence of their decision.

It just feels like I’ve been making a lot of short term sacrifices for long term gains and I have to be really diligent with money management. or I could also just try to borrow money for the renovation, and pay off the line of credit over time, but I feel like that really would limit me and if the stock market(my collateral) went down I could also see some trouble. 

This is not just to make sure that no one is ever feeling like they are getting cheated.

We have lots of interest and showings, so we feel our rental rate is right at market.

While it can feel like a hassle, these inspections help prevent bigger (and costlier) problems down the line.

The owners became friends with the tenants and do not feel comfortable raising rents on their friends.
