We’ve found doing value add to be a way to force appreciation and add cash flow when we got our house… we added an ADU and house hack with a midterm rental to generate the additional income and make a bigger home actually affordable but still flexible for when family visit

P.s there are also properties on the land generating some rental income.

They all have software and it just generates a Schedule E.You could hire someone who specializes in Bonus Depreciation.

For wealth generation to me its all about appreciation organic or forced.

Generates 75k/year gross and nets approximately 20k.

If buying rent-ready properties is the route I take normally how many properties in the portfolio would be best to really generate cash flow? 

I'm not sure how much I'd expect to pay for closing cost.One is without payment assistance; the other is with the new generation loans in Minnesota.
