I suspect they have probably gone full blown HML doing  A  and  D But yes legit professional and once approved they will fund. 

That's the house I bought, although I knew full well what I was getting.

And juggling that alongside a full-time job is tough.

@Alex CollinsAs mentioned by Jonathan Greene.If you're transitioning from nursing to full-time real estate investing, focus on house-hacking in high-demand areas like downtown Indianapolis, Carmel, or Greenwood, targeting short-term or mid-term rentals.

That said, a condo or apartment just outside the Strip could still work if it offers something unique, like better pricing, quieter surroundings, or extra amenities.Personally, I’m more into staying at hotels and resorts in the U.S. because they usually provide a full experience with pools, restaurants, and entertainment.

We resolved them by constantly reminding each other about the bigger picture (the profit we can make and how we can scale) and having full transparency.

Alternatively the debtor can payoff the note either in full or at a negotiated discount.  

Hey Rich,I'm only at 21 units (closing on another 4 next month), but I work a full-time job and also got my real estate license this year, so my plate's pretty full. 

Rates are typically higher than a traditional cash out refinance, however at least you are not getting the full loan amount + you have the flexibility to draw/tap in the money whenever needed.
