I agree with @Colleen F. about the veneer. 

I make more than 100-200 per door but I don't have any delusions of grandeur at the rate and niche of what I'm doing - all I ever wanted to do with these rentals at the beginning was to give me a place to park some money that I saved, and eventually I noticed it could replace my M-F working income - given my age, a good thing, since it gives me freedom to retire earlier than I thought might have to work otherwise. 

Note that "bird dog"-ing is illegal in some states, including Illinois.Wholesaling of real estate is considered illegal by the courts in some states where the distinction between marketing a contract and marketing a property has been blurred by the wholesaler's marketing tactics.

However, Great Lakes REIA is worthwhile because you will meet some good people, especially if you are looking for a windows guy (Chris W), or an insurance agent for investment property (Randy R), a local evictions attorney (Gary F), etc.
