I live in Minnesota but have a video editing business online so I can go anywhere and there wouldn't be positives or negatives to any.

Condos are their own niche so make sure your agent is experienced with buying/selling condos in your market3.

I tried in Jacksonville but even the experienced investment realtors were telling me "If you can get $300 a month in net income, your doing great!"

@John Cooper find an experienced landlord-tenant attorney for their input and potentially handling your eviction.

You should be able to search (if your county has online records) for your tenant’s name and/or all previous addresses listed on the tenant’s credit report.

They’re doing this across all online platforms. 

It also depends what you mean by experienced.
