They are going to write up a field estimate and are willing to (usually) pay you (the homeowner) or your preferred Contractor that money for the repair.  

I have a real estate finance degree, but decided to pursue a different career field post graduation.

And, if you want to really see how LPs feel in a non public environment, there’s an “LP only” forum on Left Field Investors that discussed “red flag” sponsors that investors won’t work with again. 

Not sure if that would be idea in Florida, but i certainty enjoy visits there. 

As a local we enjoy the tradewinds maybe once every year.

As mentioned everyone's strategy is different, I'm risk adverse & enjoy liquidity.

So enjoy it and be persistent, and patient.

I give 25% upside to home field advantage, meaning the property is local, I know the streets/neighbors, and I can see it touch it smell it any time of the day. 

So, I accepted modest appreciation (doesn't really look that modest since about 2020, honestly), and enjoyed a steady income.
