I have to echo the post by Ann Bellamy, with emphasis on her item #3 and the fact that there are noticeably fewer same-day deals.

My why is to allow me to do what I want with MY TIME so I can do the things that are important to me.....family, travel, and NOT RELYING ON AN EMPLOYER to provide me a ROBUST LIVING.Now since my goal involves PREDICTABLE AND SUSTAINABLE income, my emphasis is POSITIVE CASH FLOW properties.  

They are may be off with numbers, they may put too much emphasis on their own ability and they may view this as nothing more than a business transaction.

If I were you, I would find an experienced wholesaler in your area... emphasis on "experienced."

I like the emphasis on having a calculated response prepared for addressing the most likely issues, rather than being reactive.

My undergrad was in International Business and grad was an MBA w/ emphasis in MIS. 

As only two titles out of nearly 40 cover this topic, the "heavy promotion" has to do with the recent launch of this title, and not an ongoing emphasis from BiggerPockets on promoting creative finance above and beyond the fundamental "normal" real estate investing that we cover with the vast, vast majority of our content.
