From there, you have to decide how to handle this;  For sure this is a loss, because you have to spend money on unit turnover, down time from leasing, etc..Normally, I try not to engage in battles. 

The lack of a reserves fund to cover the downtime between tenants, repairs, emergency calls, etc... made me think it can’t be done.

This is where we get those down times that it looks like nothing is being done.

Does this become difficult with downtime when jumping from one system to another

I've basically always been surrounded by dogs, and in my experience have developed many opinions on this topic.For myself, the only time I ever added a dog to my family was during a planned period of down-time, between jobs, moving to a new place, one was an injury, etc.

After complaining month after month about the lack of leads(it was like 1-2 a month), they said it was a down time in the market.

I'm not currently working and using this "down time" to get my REI business going.

Often there is a lot of downtime, when you're not driving and since I found BP, anytime I'm parked you'll find me with my head in my smartphone learning.

Also use this "down time" read industry books, listen to podcasts, and brows BP as much as possible.

If the seller is going to take house off the market while the buyer try to secure financing, it's a downtime for the listing.
