@Stephen Hood your idea is solid and shows good potential, but here are a few things to consider:Private Lender Terms: Ensure the lender agrees to the 1% origination fee and $2K monthly payments—some may require a higher interest rate or balloon payment at the end.Timeline for Sale: Factor in potential delays with selling your current property or completing renovations on the new one, as these could impact your refinance timeline.Refinance Feasibility: Confirm with lenders that refinancing at $500K is realistic, especially after recent rate increases and appraisal expectations.Exit Plan: Have a backup plan in case the market shifts or repairs take longer than expected, such as extending the private loan or bridging with a HELOC.If you can lock in favorable private loan terms and stay realistic about costs and timelines, this could work well.

If you have a solid tenant lined up, like say Bigger Pockets HQ (yes, I put 2 and 2 together there, I'm sure you have too :), or some other business you  or someone you know personally runs, I think it's a no-brainer.

Karl l believe in you man, you have the experience you can find a solid tenant that will take care of your property. 

It sounds like you have a solid system with clear communication on extensions and vacancy openings.

With all this investment bringing in business, high-paying jobs, etc over the next few years it seems like it's a solid potential opportunity to get in.

Make sure your loan documents are solid and hopefully you have a borrower where your loan documents stay filed away and they don't have to be referenced again.  

That instead solid insurance should be just fine. 

The lender is a great guy as well and just wants a solid overview of the deal.Yeah, I think you posted about this deal before.
