It's widespread practice in the Real Estate Syndications industry to compensate bundlers by selling them their shares at a discount to par.

I just wanted to take a few minutes to propose a thought experiment in hopes of sparking a discussion on what the practical strategies to achieving financial success are and what the necessary disciplines one must apply to get there.

On paper cap rate looks good and I've heard there's a hot rental market, but not sure about in practice and what quality of tenants we could expect.  

Moving forward it is best practice to obtain your own third party estimate for repairs and use that support the repair contingency or price adjustment so that the seller has no influence on the cost estimate or timeline.

My advice is not to hire an attorney but to modify your business practices.

I would try to determine whether or not it's poor maintenance practices that cost you more out of pocket.

I never applied for a Unit that big and was wondering if I should try to get a loan (even though I don't get much income right now). and if how what is the process, is there a way to get the loan without putting money down, etc. the only reason I am asking this is I have no experience in this and it practically me jumping from one house to a 14-unit and am trying to figure out if this is a right move. 

I have long been weighing the option of acquiring an MBA as it seems to be the most practical real world degree for someone developing their business acumen and career.
