The wiping off thing is a joke that many sellers do to try and rig stuff.

One was when a drunk driver in a big rig plowed THROUGH a property, almost killing the tenants sleeping inside.

Your guy is a CDL holder so I assume he is aware of the consequences for any recidivation & some trucking company decided to take a chance on him driving a rig worth a LOT of $$$ & potential liability.

I have found someone who can use a cookie cutter web design to get me going for about $5,000+.

Just might want to plan on 2 days of renting the rig.  

The electric issues were discovered when this tenant rigged his own compressor in the garage directly against the policy in my lease.
