you should check the total amount due from the HOA, make sure it includes ALL the costs to cure- taxes, attorney fees, etc, not just the back amount owed.they may be able to sell it or get a loan if there is equity. follow the foreclosure laws in your state if it is owner occupied.

So it's a short term gain in order to secure the asset, then you need a long term plan once you've been able to cure whatever issue required using the more expensive money to start with.

Explain that they have 10 days to "cure" the situation from the day it is posted (and you can choose to give them longer, you just don't have a choice if they do it within 10 days).

Except that when a mortgage is accelerated to maturity, notice, the amounts owing may go into a non-accrual status, interest stops accruing, if you're getting into foreclosure issues you need to look to state law as to the expenses allowed and limitations on fees charged.Yes, David is correct, the only way to ensure a bid is to show up and bid.States may allow provisions for lien holders to cure the default outside of sale. :)

C- Normally if this was our rental, I know that true violation notices, fines, and 10 day cure notice would always be posted when issues were found.
