Two conflicting truths: - Wholesaling is definitely a real part of the real estate investing industry and makes up at least 3-5% of transaction volume by members of this forum when polled, especially flippers. - I believe (and will bet anyone who cares to oppose me) there are less than 1,000 people in this country who can claim $100K or more in assignment feels or similar wholesaling income for at least 3 years in a row.

Of course national firm will have better reach and internal referral systems, but it's more important who you work with and whether he or she has the connection to make the transactions happen.

We hold the funds for 3 business days on the first ever transaction (meaning if you're paid on a Monday, you get the money after 3 days, therefore Friday).

I have transacted at least 5000 properties as a flipper developer and lender and I have had one instance of this. were someone recorded a mortgage 5 minutes before my loan went on record so when I got my title policy I was in second instead of first made a claim to my title insurer and they rectified it quickly and went after the bad guy criminally.
