My way of thinking is this is non recourse. 

I think it is fair to say that there is somewhat of a tradeoff between markets that provide positive cash flow on day one and relatively high appreciation-based markets.

I think the most important however, is to check for honesty.

I think that would be a win-win for everyone. 

This may come into play as you near the end of life and need to think about estate planning.4. 

I think alleging fake it to you make it just hugely rampant in the MF syndication space..

I would start with them.I am not based in LA, so I don't know your exact laws, but I think I can still provide some initial direction for you to find answers, and maybe offer an idea to research.

If I were down there I would think about setting up a food truck or 10 or 20 and serving breakfast burritos 24 hours a day with some good hot coffee.Just my 2 cents.

There was an STR boom when many people bought homes here thinking they could have passive income, but that is not the case here as much as it is in places like Asheville (which is still seasonal, but not as much).
