And my sister seemed to pay a LOT for her HVAC but crawl space was involved.  

It's difficult to prevent such sites from web crawling data that is considered public record. 

So, the relatively few houses here that have crawl spaces here have pretty bad crawl spaces.

Regardless, moisture will make a mess of your hardwoods, so I'd suggest a vapor barrier in the crawl and another between your hardwoods and new flooring if you put down another layer.
