@Corey BallantyneIf you are planning to pool money from different investors to purchase real-estate, then you could form a company with 3-4 shareowners and have the company purchase the property - if you are dealing with residential properties you all owners will likely be asked to guarantee the financing.If you are looking to collect monies from a larger group, then you are essentially creating a fund (like a REIT) and should consult with a securities attorney to help you understand the process and costs before you launch yourself down that road.

So you have a lot of newer investors launching and newer investor going along with the ride .. time will tell on all this stuff.What killed the guys I knew that bought in Texas back in late 80s and early 90s was the lack of tight zoning.. they bought a building got it rented up.. developer builds brand new down the street and raided tenants.. along with economic issues..

I was taught it by some of the best.of course most folks now think they can learn all they need on the internet.. but sales skills NOPE need that one on one training.. its very little nuances that create the winners from the losers.I cringe when I see folks launch into direct mail wholesaling type business with zero sales experience most will just flame out as they have no skills to close the deal.I was taught by some of the very best in the industry in my day...

So it may be of benefit for those thinking of launching into this to save up a little before you try it.biggest reason small business fail is undercapitalized and your simply a small business and if you have little to no capital you have no staying power.. if you spend all your liquidity and cant get deals in the short term your done... or worse you run up your credit cards and now have nothing to show for it but massive debt.The legalities of this aside..
