@Raad QumsiehFirst, the operators of the building should have it tested to see if it is just mildew (very common around windows that produce condensation due to poor thermal properties) or a more problematic mould.Pending the results of testing, you may, or may not have a case to be relocated, released, or compensated.

@Abdul Azeez I learned this the HARD WAY out in the mid west... much better to have lower rent and filled unit.than risk kids breaking in an stripping your home. taking your condenser unit.. ( even if its caged)I have 3 rentals left in the south..

When a mold remediation job is done, that form is completed by the mold consultant and the remediator and clearly states that; a) mold was found, b) a scope to remove it was created, c) it was removed consistent with the aforementioned scope, and d) the mold problem and the reason it occurred (roof leak, plumbing leak, condensation, etc.) has been repaired.

Their Dun and Broad Street risk assessment is very high with PAYDEX score:65 and delinquency predictor percentile:9I have their financials in very condensed format and they are not willing to give any more information than what they provided.They are asking for about 100K in tenant improvements with 10-year lease term, and I have to pay about 100K in broker commissions upfront for total lease value of about 1.5M over 10 years, which seems to be a very risky deal.How do you go about vetting these kinds of tenants?

In my area they will take their tools and dismantle the condenser from the outside and they will then pull out the parts and you will be left with the 'cage' intact.
