We have started including disclaimers to property owners when dealing with water penetration especially on interior walls that can come in from the roof, the siding, windows, doors, etc.Generally if you're not happy with your PM you should trust your gut and try out someone else, but also keep in mind 2023 and 2024 to date have been the most difficult leasing years in the last 10 years nationally and especially in Philadelphia.

Just in case but definitely worth it IMO.If you separate the living areas with a wall and add in a 220v oven, this will be a red flag for assessors and inspectors that you're running a true duplex instead of just renting out the basement.

I had a HUD inspection on a recent rental and the property manager said everything was in great shape, the report came in and the drywall was never repaired from water damage, the walls were still open and they went and painted around them...

No wonder that, as mentioned in the attached article, pretty much everything is described with rose-colored glasses and there is a lack of anything negative.As far as I know, they haven't promoted a development in the Dominican Republic, in spite of the fact that it can be a great place to retire and invest.
