Investors forfeit entire deposit after it is sent in.

I have a Holding Fee form along with the application that they must sign to hold the unit and it lets them know it's a fee, not a deposit, and is forfeit if they do not take the unit.  

I always forfeit my commission and reduce the price so it does not effect me

If you throw a SD in your personal checking account, a tenant destroys your place and you need to withhold money from the SD and the tenant calls you out on if you have the SD in a separate account, you could end up forfeiting the SD no matter what damage they did.

That way if they don't move in, they forfeit it entirely.
